What is Strawberry Square Homeowner's Association (SSHOA?)
SSHOA is a Planned Unit Development (PUD) of 350 individually owned town houses. This is not an apartment complex nor a condominium. Each owner is free to rent to others but there is NO leasing/rental office. Please be aware that SSHOA does not allow for short term rentals (i.e. AirBnB type.) 

Real Estate Agents can go to HomeWise Docs to purchase our disclosing documents required for the sale or refinance of the townhouse. The complex is about 75% owner occupied with the rest, about 25% rental. There is no pending litigation currently nor ever in the past. 

Does Strawberry Square have a Master Insurance Policy (AKA blanket insurance?)
No, Strawberry Square does not have a Master Insurance Policy. Each homeowner must carry their own fire and liability insurance commonly referred to as HO3 type of insurance. DO NOT get HO6 (Condominium) type of insurance as we are NOT condominiums but individually owned townhouse. The SSHOA carries insurance for the common area only (Clubhouse, swimming pools, tennis courts, playgrounds, streets and walkways, etc.) which includes Liability Insurance, Fidelity Bond and Director's and Officer's Liability.

What does SSHOA provide and what is the homeowner responsible for?

The homeowner is responsible for everything within their lot except for the roof (as the roof covers several town homes,) gutters, fences, and the exterior painting of the townhouse and buildings. The roofs were re-roofed in 2010-2012 and are not scheduled to be re-roofed until 2040-42. The entire complex of buildings and units were recently painted in 2017. The SSHOA provides a clubhouse, swimming pool, wading pool, 5 playground structures, 2 tennis courts and the common area of trees, shrubs, flowers and grass, along with streets and sidewalks throughout the 33 acres. What utilities are the responsibility of the homeowner?
The homeowner can obtain services from the following service providers:

The SSHOA provides for the water as there is no individual water meter at the townhouse.
